Design Guidelines
*Excerpt taken from Columbus Planning Guide
Urban Form
Definition
Urban form speaks to the major (cognitive) components that comprise an area (districts, corridors,
nodes and centers, edges and gateways, and landmarks). The extent to which these components are
well defined is a basis for whether they communicate a consistent message or image of a given area or
neighborhood.
Benefits
Districts
A large city such as Columbus is viewed both in larger and smaller geographic components, from large
region (Central Ohio, metropolitan Columbus) to increasingly smaller parts. Within the city, the 26
relatively large areas for planning purposes have been delineated. People typically identify smaller
geographic areas that are more relevant to their personal use of geography. Districts are smaller areas of
the city; when well defined they communicate an image of an area.

well defined is a basis for whether they communicate a consistent message or image of a given area or

Benefits
- A positively well defined urban form (and its various components) communicates a positive image(s) about a community, thereby reinforcing its desirability as a place to live, visit or conduct business.
- A poorly defined urban form, or an urban form that communicates negative images about ac ommunity will serve as a disincentive to people to choose to live, visit, or conduct business in that community.

- Districts should be defined based upon historic development patterns, geographic boundaries, or political boundaries that are readily accepted by the community.
- Districts should be defined by a common architecture, land use, density, or other similarly repeating characteristic or pattern. Such identified characteristics are conserved to promote a positive image of the district.
- Plans should incorporate design guidelines that reinforce an existing physical image for a district
or communicate a new image supported by the community.

Updated Master Planning Site
Below is the updated site plan that shows what areas I am in the process of defining and what each of these defined areas will be.
At the Northern piece of the site there is a current brick apartment building that I am keeping. I have created a park directly south of this building in a vacant lot. This park design is inspired from campus settings where all the paths converge on one main point, in my case it all converges on a water feature. Also on the park site is a year round restaurant and bar that is in the design phase. As of now it is showing glass overhead doors on the park side which can be opened in the summer and fall months for additional seating on the patio, overlooking the park. The trees and retaining wall near the apartments are used to separate the areas so they can each act as their own functions. The park will be a very nice addition to the overall site and can be utilized by the neighboring college students as a relaxing place for socializaton or studying. As far as winter months since the area experiences cold winters and snow the park will not be utilized to its full potential, however the restaurant space can serve patrons year round.
The condos near 7th ave house 8 units and 8 retail spaces. Parking for the retail spaces will be included behind the building as to not become an eyesore from the street. In between the two buildings are pocket parks that can be utilized by residents as well as passerbys that may be shopping in the connecting buildings.
Across from the condos also on 7th and High street is a redesigned grocery store. Currently this grocery store is an eyesore and is not seen as a nice place. The new design will bring the store closer to the street and maintain the parking on the 7th ave side. I plan to also add additional retail spaces on this plot towards the 5th ave side to help tie this area in with the short north district to the south.

Beginning Phase of Grocery Store Design
Below is the beginning phase for the grocery store designed for this plot of land. The main entrance will be on 7th ave and the side facing high street will be designed as store front. Other retail spaces will be attached to this in the near future.
